Terms & Conditions

**EVENT SPACE RULES AND REGULATIONS**

1. **Occupancy:** The maximum number of guests allowed in the event space shall not exceed the stated capacity. Overcrowding can lead to termination of the event without a refund.

2. **Decorations:** No nails, screws, staples, or penetrating items should be used on the walls or floors. Only approved adhesive materials (e.g., painter's tape) may be used to affix decorations. All decorations must be removed at the end of the event.

3. **Food and Beverage:** Only approved caterers or food vendors are permitted. Alcohol may only be served if the Tenant has obtained the necessary licenses and permits.

4. **Noise:** Music and other noise must be kept at a reasonable level. No amplified sound is allowed outside the premises.

5. **Cleanliness:** The event space must be returned to its original condition by the end of the rental period. Any garbage or waste must be collected and placed in the designated areas.

6. **Safety:** All exit paths must remain clear and unblocked. Fire safety regulations must be observed at all times.

7. **Smoking:** Smoking is prohibited inside the event space. Designated smoking areas may be provided outside.

8. **Pets:** No pets are allowed unless they are service animals with proper documentation or previously agreed upon.

9. **Parking:** Parking is limited to designated areas. Vehicles parked in non-designated areas may be towed at the owner's expense.

10. **End Time:** All events must end at the contracted time. Additional fees may be incurred if the event goes beyond the agreed-upon time.

11. **Equipment:** If equipment (e.g., audio/visual, chairs, tables) is provided as part of the rental, it must be treated with care and returned in its original condition. Any damage will result in charges.

12. **Subletting:** The Tenant may not sublet or assign the space to another party without the written consent of the Landlord.

13. **Conduct:** Disruptive or inappropriate behavior can lead to immediate termination of the event without a refund.

14. **Liabilities:** The Landlord is not responsible for lost, stolen, or damaged personal items.

15. **Permits:** Any necessary permits or licenses required for the event (e.g., music licenses, alcohol permits) are the responsibility of the Tenant.

16. **Insurance:** Depending on the nature of the event, the Tenant may be required to provide proof of event insurance.

17. **Cancellation by Landlord:** The Landlord reserves the right to cancel any event due to unforeseen circumstances, such as natural disasters or emergencies. In such cases, the Tenant will be refunded the full rental amount.

Rental Agreement

**EVENT SPACE RENTAL AGREEMENT** **

This Agreement** is made upon confirmed booking between The Greenhouse Venue [Name of Space Owner, hereinafter referred to as "Landlord"] and name on confirmed booking [Name of Renting Party, hereinafter referred to as "Tenant"].

 

**1. Property:** The Landlord agrees to rent to Tenant, and Tenant agrees to rent from Landlord, the premises located at 145 Lee Rd 223 Smiths Station AL 36877, hereinafter referred to as the "Premises".

 

**2. Purpose:** The Premises will be used for events such as [birthday parties, baby/bridal showers, weddings, and other similar events]. No other use is permitted without written consent from the Landlord.

 

**3. Term:** The rental period will be on the confirmation of booking.

 

**4. Rent:** The rent for the Premises will be as paid through booking payable to the Landlord due upon booking.

 

**5. Security Deposit:** A security deposit of $250 is required. This will be returned to Tenant within 14 days after the rental period, minus any amounts required to cover damages or extra cleaning fees.

 

**6. Cancellation:** THERE ARE NO REFUNDS.  Reschedules within 12 months from original booking date are accepted.  No more than 1 reschedule date allowed.

 

**7. Rules and Regulations:** Tenant agrees to comply with all rules and regulations set forth by the Landlord regarding the use of the Premises. Failure to comply may result in forfeiture of the security deposit and possible additional charges.

 

**8. Liability:** Tenant agrees to be solely responsible for any and all damages to the property or injuries to any person(s) occurring as a result of Tenant's use of the Premises. Tenant agrees to indemnify and hold harmless the Landlord from any and all claims arising out of Tenant's use of the Premises.

 

**9. Termination:** If Tenant violates any part of this Agreement, Landlord can terminate the Agreement with immediate effect.

 

**10. Governing Law:** This Agreement will be governed by the laws of the state of Alabama.

 

**11. Entire Agreement:** This Agreement constitutes the entire agreement between the parties and supersedes any prior understandings, written or oral, relating to the subject matter of this Agreement.
